BETTER CHEMISTRY. BETTER MATERIALS. BETTER BUILDINGS.

TechPanel®

3-in-1 Prefabricated Structural Insulated Panels

A faster way to build high-performance building envelopes. TechPanel® is a prefabricated structural insulated panel system that combines magnesium cement (MgO) sheathing, insulation and structural performance in one factory-built assembly. Manufactured from your project designs and delivered ready for installation, it helps reduce onsite labour, simplify construction and create climate resistant, energy-efficient buildings with greater speed and confidence.

How It’s Used

Exterior Structural Wall Panels

Create load-bearing exterior walls for buildings up to six storeys with structural framing, insulation and climate-resilient MgO sheathing integrated into one prefabricated assembly. Tested one-hour and two-hour fire-rated assemblies are available to meet project requirements.

Insulated Roof Panels

Create insulated roof assemblies with factory-built panels designed to reduce installation steps, improve thermal continuity and limit thermal bridging.

Structural Floor Panels

Build strong, insulated floor assemblies with prefabricated panels manufactured to meet project-specific structural and thermal requirements.

Foundation Wall Panels

Extend structural and thermal performance below grade with durable, insulated panels designed to integrate into foundation wall assemblies.

One Material. Multiple Advantages.

A prefab panel is only as good as the material it's made from. At ZS2, we've spent years advancing magnesium cement (MgO) technology through continuous formulation, manufacturing, and testing. Every improvement in the material is reflected in panel performance, from fire and moisture resistance to durability and long-term resilience.

Because when the chemistry is right, everything built on top of it performs better.

Naturally Fire Resistant

  • Won’t contribute fuel in a fire, helping limit flame spread and improve building resilience.
  • When exposed to extreme heat, chemically bound water is released as steam rather than smoke, helping dissipate heat during a fire event.
  • Non-combustible by nature, without relying on added fire-retardant treatments or coatings.

Built for the Elements

  • Won’t rot, swell, or delaminate like gypsum or wood-based building materials when exposed to moisture.
  • Naturally resistant to mold and mildew because it doesn’t provide an organic food source for growth.
  • Maintains strength and dimensional stability through changing climates, freeze-thaw cycles, and demanding jobsite conditions.

More Performance with Fewer Layers

  • Combines multiple wall assembly functions into a single high-performance MgO board
  • Ships flat-packed and installs using familiar framing methods, tools, and fasteners.
  • Helps simplify specification, reduce trade coordination, and improve construction efficiency from design through installation.

Built for Decades

  • Engineered for long-term durability with reduced maintenance and replacement over the life of the building.
  • Supports resilient, lower-carbon construction without compromising performance.
  • Helps owners, designers, and builders meet evolving expectations around lifecycle performance, resilience, and insurance risk.

Performs Where Gypsum Rots, OSB Burns, and Concrete Cracks.

MgO delivers the fire resistance, moisture durability, and long-term performance traditional building materials can't.

Construction Sequence

Step 1 – Prep

A plumb and level foundation is key for smooth TechPanel® installation. Pre-install your bottom plate before panels arrive onsite to optimize labour.

Step 2 – Install

Trucks and pallets are packaged strategically for efficient install so panels are unloaded in the order they will be installed. Most tools required for TechPanel® install are common to construction sites, and those that are not are supplied by ZS2.

Step 3 – Finish

Deferring to local code and authorities having jurisdiction, TechPanel® interfaces with all typical finishing methods. Vapour and/or weather barrier are required dependent on local code.

Innovation, Built.

Frequently Asked Questions. Answered.

TechPanel® moves more coordination into the design and manufacturing process, allowing panel layouts, openings, materials and connection details to be resolved before installation begins. This can reduce exposure to onsite labour variability, material waste, sequencing conflicts and schedule delays. Because every project is different, ZS2 evaluates value across the complete installed building envelope rather than comparing individual material prices alone.

The TechPanel® system is designed with integrated electrical chases to accommodate standard residential and commercial layouts. Typical configurations include horizontal chases located at switch and outlet heights, along with a vertical chase within the panel to support efficient routing of wiring throughout the wall system. For most projects, this standard layout supports typical electrical requirements. Where project needs fall outside of standard configurations, ZS2 can work with the design team, architect, or general contractor to develop custom chase layouts during the early design phase. Plumbing and HVAC services are generally not housed within the panel itself. Instead, penetrations are completed on site through the panel face in a similar manner to conventional construction. Where plumbing integration is required, alternative solutions such as framed chases or furring walls can be incorporated into the design. Because MEP coordination is critical to performance, these requirements should be confirmed early in the design process to ensure proper detailing and integration within the system.

In many cases, yes. ZS2 can work from existing architectural and structural plans to develop the panel layouts, connection details and fabrication drawings required for TechPanel®. Projects already in permitting may require revised engineering or a permit amendment, depending on the jurisdiction. Bringing ZS2 into the process earlier creates more opportunity to optimize the design for constructability, installation speed and cost certainty.

ZS2 supports projects from panel layout through installation. Each panel is digitally mapped, assigned an alphanumeric label and sequenced for efficient offloading and placement. Project teams receive installation drawings and technical guidance, with training available for qualified local contractors. Where available, ZS2 can also connect project teams with preferred installers familiar with the system.

Minor field modifications and localized repairs may be possible using standard construction methods and project-specific guidance. Structural openings, connections and major panel modifications should not be made without approval from the project engineer and ZS2. If damage occurs, the appropriate repair will depend on its location and extent, but localized damage does not necessarily require replacement of the complete wall assembly.

TechPanel® supports sustainability through design optimization, manufacturing efficiency, energy performance and long-term durability. Factory production can reduce material waste, while integrated insulation and reduced thermal bridging contribute to a tighter, more energy-efficient building envelope. Magnesium cement sheathing resists fire, moisture and mold, helping reduce premature material replacement. TechPanel® also has a third-party verified Environmental Product Declaration reporting its environmental impacts across the product life cycle.
