Salt Spring Island Residence

Designed for homeowners planning to age in place, this 2,670 sq. ft. single-family residence on Salt Spring Island, British Columbia, was created with long-term comfort, durability, and performance at its core. The homeowners sought a low-maintenance, energy-efficient home that would remain comfortable for decades while reducing exposure to common building-envelope risks such as moisture intrusion, mold growth, wildfire threats, and rising energy costs.

The Challenge

This 2,670 sq. ft. Salt Spring Island residence was designed to deliver lasting comfort and performance. Achieving that vision required a building system that could integrate seamlessly with the home’s custom glulam structure, simplify material logistics, and minimize onsite waste in a location where construction efficiency matters.

The project also called for a high-performing enclosure capable of addressing key homeowner priorities, including energy efficiency, moisture management, fire resilience, and reduced maintenance. For Blend Projects, the challenge was finding a solution that could deliver those benefits without adding complexity to the build process.

The Solution

To meet these objectives, Blend Projects selected ZS2 TechPanel® assemblies for both the walls and roof. By combining structural framing, insulation, and sheathing into a single prefabricated system, TechPanel simplified installation while reducing the number of materials and trades required onsite.

The home utilized 6.5″ TechPanel wall assemblies with an effective thermal performance of R-27 and 8.25″ TechPanel roof assemblies rated at R-34. Manufactured with magnesium cement technology, the panels helped create a building enclosure designed to resist fire, moisture, mold, and environmental exposure while supporting year-round comfort and energy efficiency.

Delivered ready for installation, the prefabricated panels fit directly within the exposed glulam frame, helping the construction team maintain quality and schedule certainty from installation through enclosure.

“Quality, resilience, effectiveness and simplicity are the most important qualities we look for and ZS2 hit all of those.”

The Result

The complete TechPanel package was installed by a five-person crew in just 15 days. The project required only two truckloads of material and generated zero onsite waste, demonstrating the efficiency gains possible through prefabricated panelized construction.

Today, the home benefits from:

  • Fire resilience
  • Resistance to moisture and mold
  • Consistent indoor comfort
  • Reduced energy consumption
  • Lower maintenance requirements

By pairing mass timber construction with a prefabricated high-performance enclosure system, Blend Projects delivered a home designed to age gracefully alongside its owners, combining long-term durability with a construction process measured in days rather than months.
