Jasper Sunwapta Apartments

After the 2024 Jasper wildfires, High Rock rebuilt the 47-unit Sunwapta Apartments using ZS2 TechPanel® to prioritize fire resistance and long-term resilience from the outset. By choosing a high-performance, magnesium cement-based system early in design, the team reduced construction complexity, accelerated timelines, and delivered a durable, fire-smart building envelope built to withstand future risk.

Sunwapta Apartments | 47-Unit Multi-Family Wildfire Rebuild

In the wake of the 2024 Jasper wildfires, the complete loss of the Sunwapta Apartments presented a critical opportunity: rebuild not just quickly, but intelligently and with fire resistance at the core of every decision. For High Rock Contracting Services Inc., the goal was clear from the outset: deliver a safer, more resilient multi-family development that could better withstand future wildfire exposure while maintaining construction efficiency in a high-risk environment.

Rebuilding in Jasper demanded more than conventional materials and methods. The devastation underscored the fundamental truth that material choice, especially early in the design phase, cannot be overlooked. It defines not only the durability of the structure but its ability to protect lives and reduce long-term risk. With this in mind, the project team prioritized a wall assembly system designed specifically for fire performance, durability, and fast constructability.

High Rock selected ZS2 TechPanel® as the primary building envelope solution, recognizing its inherent fire resistance and ability to simplify construction.

Manufactured using magnesium cement, TechPanel® delivers a non-combustible, high-performance assembly that directly addresses the vulnerabilities exposed by wildfire events. Rather than layering multiple traditional materials, the system integrates key components into a single, efficient assembly which reduces complexity while strengthening performance.

This early decision to build with TechPanel® fundamentally shaped the success of the project. The 6.5-inch panel configuration—featuring TechBoard® and integrated insulation—provided a robust, fire-smart envelope with an effective R-value of R-25. Beyond fire resistance, the system offers built-in protection against moisture, mold, and pests, ensuring long-term durability in Jasper’s demanding climate.

Equally critical was how the material choice impacted construction. By replacing multiple steps in the wall assembly with a streamlined installation process, TechPanel® enabled a 3-4 person crew to rapidly close in the building exterior while framing continued simultaneously inside. This overlap allowed trades to work in parallel, significantly reducing schedule pressure and improving overall coordination on site.

For a 47-unit, 47,100-square-foot development, this efficiency translated into more than just time savings. It reduced labor demands, minimized potential delays, and kept the rebuild on track in a region where construction windows can be tight. Just as importantly, the simplified system meant fewer opportunities for installation error, supporting a higher-quality, more consistent building envelope.

The result is a structure purpose-built for resilience. The rebuilt Sunwapta Apartments reflect a shift in how multi-family housing can and should be approached in wildfire-prone regions. By placing fire resistance at the forefront and selecting advanced materials early in the process, the project team delivered a building that not only meets modern performance expectations but exceeds them in safety and durability.
